If you are considering moving to Cyprus permanently, for a few years or just to use it as a holiday home a few months a year, you will want to make sure that you know what you are getting yourself into.

This serves both to avoid disappointment but also to make sure that when you decide to move to Cyprus, you will stay for as long as you have planned and be very pleased with your decision.

A lawyer, solicitor or legal advisor is a must

When you have proceeded so far in the process of buying your dream property in Cyprus that you are ready to get on a plane, it is definitely time to find an independent legal advisor. While there are many legal advisors to choose from, it is imperative that you find someone that is independent and act solely in your interests. Otherwise you might end up regretting it. Cyprus is a small island with a culture of helping your frinds. You will on the other hand need to be 100% sure that you will get the best advice and the title deeds very quickly after signing the agreement.

Which district in Cyprus should you look at properties in?

Location might be the most important thing to consider, when you are looking to buy a new property. The same is the case in Cyprus. While it is a small country and you will not be able to drive for more than two and a half hours without changing direction there are significant differences between the five districts: Limassol, Paphos, Larnaca, Famagusta and Nicosia.

Nicosia

While Limassol, Paphos, Larnaca and Famagusta are very popular with tourists across Europe, you might find it a bit more difficult to get around using English in the capital area Nicosia. In the four other districts this will not be an issue.

Limassol

Limassol is the main port in Cyprus and home to many shipping companies, which gives the city an international atmosphere. During recent years it has also attracted a lot of investments and residents from Russia and Asian countries, which has further added to the international atmosphere.

Limassol is also very central in Cyprus, which offers you relatively easy access to anywhere else on the island.

Larnaca & Famagusta

Larnaca and Famagusta attracts a lot of tourists because of the proximity to Cyprus’ biggest airport in Larnaca and the popular tourist resorts in Protaras and Ayia Napa.

Paphos

Paphos on the west coast has a reputation for being very popular with the British expats and offers a relaxed atmosphere throughout the year. In Paphos you will also find the English overseas territory at the Akrotiri air base, while another English overseas territory is based on the border of the Paphos and Limassol districts.

You will also find a significant difference between the environment to the east and west of the Troodos mountain range that splits the Republic of Cyprus in two. On the western side, where a majority is part of the Paphos district and to a certain extent the Limassol district the environment is much greener than on the eastern side of the mountain range.

What type of properties are available in Cyprus

Just a in any other country there are many options available for you. At any given time you will find properties of any type, in any price range and at every location available, so it is really just a matter of finding the type of home that you are looking for, at the right size, the right location and of course at a price that match your financial capabilities.

It is never easy to get it all perfect, but with the abundance of options ranging from luxury villas with sea view and cheap apartments in all locations there is a very good chance that you will find just the right property for you in Cyprus.

Sublet part of the year and decrease your expense

If you are just looking for a holiday home a few months a year of perhaps half the year, you should of course remember to include the income you could be looking at, if you decide to sublet your home to tourists when you are not in Cyprus yourself.

Subletting your apartment or villa will decrease your running costs for your new holiday home, which is probably something that will make your banker smile. It also carries the potential to increase your purchasing power, although that ultimately depends on your financial capabilities and financial advisor.

Property management and maintenance in Cyprus

Getting involved with a property management company is especially important if you plan on subletting your home in Cyprus for parts or the majority of the year. A property management company can either provide you with a full solution that includes all aspects of maintaining and subletting your property, or they can just handle maintenance and cleaning while you are away.

But even if you are planning to live in your new home permanently you should still have a look at what services local companies can help you with in terms of general maintenance of your property. It is very common to have someone clean and attend to other maintenance tasks for your swimming pool (if you have one that is), as a proper maintenance will add years to the lifetime of your swimming pool.

Also gardens are very popular to have someone attend to – especially if you do not have green fingers. After all the Mediterranean weather is pretty ruthless to vegetation and having an expert take care of it definitely has its benefits and you won’t have to work in the scorching sun.
